Section (3) of RERA Act, 2016 requires a promoter to register the Project with RERA Authority of respective state if any of the following condition are satisfied.

• Area of Land Proposed to be developed exceeds 500 Sq. meter or,
• Number of Apartment to be developed exceeds 8.

RERA Act Section 4(2) (l) (d) requires specific compliance to be followed by developers for withdrawal of amounts from separate bank accounts. The amount of withdrawal from the separate bank account shall be in line with the physical development of the Project i.e. Percentage of Project Completion.
